Retainage hides in missing paper. Build the closeout pack while you still remember the application.
- Start the closeout binder at award, not at punch
- Know the usual contents of a flooring closeout

Manufacturer and installer. Dated, signed, correct legal names.
- 02Product data / SDS
As-installed, not as-bid if it changed by approved submittal.
- 03QA
Moisture tests, mil readings if required, ESD tests, mockup photos, batch / lot stickers.
- 04As-builts
Where we differed, drain work, extra rooms, colors by room.
- 05Spare / attic stock
Quantities turned over, signed receipt.
- 06Lien waivers
Conditional / unconditional as required to release retainage.
Warranty calls
When a client calls about a blister or a stain, open a ticket, do not diagnose on the phone, pull the job's QA pack, and route to Eric / field lead. First response is courtesy and a site-visit window — not a confession and not a denial.
